Fairway's Sponsor Network

25+ Years in the Making

Fairway and its current group of select Sponsor Partners* have collectively handled a portfolio of $8.8+ billion** in diversified assets across the United States.

Our Sponsor Partners represent just a small handful of the relationships we continually cultivate with our much larger sponsor and fund manager network in the middle market real estate-based investment space. The total asset value of Fairway’s full sponsor network’s combined portfolios would be staggering as our relationships with brokers, fund managers and sponsors go back more than 25 years. Fairway has watched our sponsors grow their businesses and build their asset portfolios, in many cases helping them structure and administer their funds and syndications, often acting as an advisor and mentor along the way.

Fairway’s advantage does not stop there. We have been able to select high quality Sponsor Partners because we have walked many miles in their shoes. As a real estate fund manager ourselves, we’ve experienced the challenges sponsors face on a daily basis. We understand what it takes to be a leader in the real estate space and we know how to tell who has the right stuff and who does not.

*Fairway’s “Sponsor Partners” are third-party real estate asset-based entrepreneurs that have demonstrated to us that they share our “value investing” mindset and have the capacity to provide institutional scale investment opportunities. “Sponsor Partners” have passed Fairway’s extensive due diligence process both at the entity and the transaction levels and must be in continued good standing with Fairway, meaning that Fairway is willing to capitalize additional opportunities that meet its underwriting criteria. Status as a Sponsor Partner is the pinnacle of a relationship with Fairway.
**Value based on asset data obtained from Sponsor Partners and publicly available sources, and on valuation information obtained through CoStar

Our commitment to partnering with carefully selected Sponsor Partners who share our value investing mindset has meant saying “no” to many potential relationships and losing many opportunities to others who are willing to pay prices or provide terms that we simply will not. But it’s worth it because it has served us and our investors well in up and down markets for more than 25 years.

The core of our real estate investment strategy is to invest in collaboration with our Sponsor Partners in assets and opportunities we believe have strong upside potential with controllable downside protection. Fairway’s goal is to generate good risk-adjusted returns by employing a disciplined investment approach with the objective of acquiring assets at fundamental low cost basis, identifying and mitigating downside risk, adding value at the asset level and maintaining multiple exit strategies.

Our department leaders have a deep level of expertise in real estate due diligence, valuation, and asset and portfolio management. Their combined experience includes master’s degrees, certification in CRE development, and the two most advanced real estate appraisal designations – MAI (Member Appraisal Institute) and SRA (Senior Residential Appraiser) – as well as the highly coveted CCIM (Commercial Investment Member) – and many years in the trenches of middle market real estate.

Institutional-Quality

Financial Tracking, Reporting & Technology

Through our independent subsidiary company, Redwood Real Estate Administration, we offer institutional-quality financial tracking, reporting and technology for our Sponsor Partners and   investors. Redwood’s combined service plus technology-driven approach delivers quality and timely financial reporting for even the most complex entities with an elegant and accessible investor website.

Raising and retaining capital is a time-consuming process, with increasing demand from investors for greater transparency. Through our close relationship with Redwood, we allow our sponsors to focus on real estate while still providing the communication and oversight our investors require.
